Buying a conventional home?
A Level 2 Home Survey helps you understand the condition of a generally conventional property before you buy, highlighting significant defects and matters that may need further investigation.
Independent advice from Daniel, AssocRICS · Wirral • Liverpool • Cheshire • North Wales
Choosing the right survey
A Level 2 Home Survey is generally suitable for homes of conventional construction that appear to be in reasonable condition. If a property is unusually old, altered, complex or showing substantial defects, a Level 3 survey may be more appropriate.
If you are unsure which service to choose, send the full property address, including the postcode, and we can discuss the appropriate inspection before you commit.
What you can expect
A structured assessment of the main building elements, using the relevant RICS condition ratings.
Commentary on significant issues seen during the inspection and what they might mean for the purchase.
Advice on issues to investigate, including when specialist advice or further enquiries may be appropriate.
An opportunity to discuss the key findings with Daniel rather than being left to interpret the report alone.
Understanding the scope
The inspection is visual and non-invasive, within the agreed RICS Level 2 scope. It is not a guarantee against hidden defects. The survey does not involve opening up construction, moving heavy furniture or carrying out specialist tests on services. Repair quotations and detailed structural calculations are not ordinarily included.
Inspections are carried out in accordance with the agreed service scope and access available on the day. You will receive your Terms of Engagement before instruction.
The other survey level
If you are purchasing an older, extensively altered or unusual property, or want a more detailed assessment of construction and defects, consider a Level 3 Building Survey.
