Detailed defect advice
More detailed explanations of visible defects, their possible causes and potential implications.
Buying an older or complex property?
A Level 3 Building Survey provides more detailed commentary on the property’s construction, condition and significant defects. It can be particularly appropriate when the building is older, altered, unusual or in poor condition.

Choosing the right survey
Level 3 is often the appropriate choice for older buildings, non-standard construction, properties with substantial alterations or signs of disrepair, and homes where you want more detailed information about potential problems.
If you are unsure which service to choose, send the full property address, including the postcode, and we can discuss the appropriate inspection before you commit.
What you can expect
More detailed explanations of visible defects, their possible causes and potential implications.
Commentary on relevant building elements and concerns within the accessible, agreed inspection scope.
Clear guidance on significant issues that may require specialist assessment before purchase.
Direct contact with Daniel to talk through the principal findings and next steps.
Understanding the scope
Even a Level 3 survey is not a destructive investigation. Concealed or inaccessible parts of the building may not be inspected, services are not fully tested, and estimates or specifications for remedial works are not automatically provided. The precise scope, exclusions and limitations will be confirmed in the Terms of Engagement.
Inspections are carried out in accordance with the agreed service scope and access available on the day. You will receive your Terms of Engagement before instruction.
The other survey level
For a conventional property in reasonable condition, a Level 2 Home Survey may provide the right level of reporting at a lower fee. We can help you decide based on the property itself.
Questions answered
It is often appropriate for older, altered, non-standard or visibly defective homes. We can advise once we know the property details.
A standard Level 3 survey is not a contractor’s quotation. We can identify issues that need further estimates or specialist investigation, but precise repair costs require separate assessment.
Yes. You deal directly with Daniel and can discuss the most important findings after the inspection.
A valuation is not automatically included. Please mention any valuation requirement when requesting a quote so we can discuss suitability and scope.
